Mais quand est-il de la \u201cwalkability\u201d, c\u2019est-\u00e0-dire de l\u2019accessibilit\u00e9 pi\u00e9tonne aux principaux services?<\/p>\n<p><strong>Walk Score<\/strong><\/p>\n<p>Le <a href=\"https:\/\/www.walkscore.com\/\" target=\"_blank\">Walk Score<\/a> est un site internet prenant en consid\u00e9ration cette notion de proximit\u00e9. Le principe est d\u2019inscrire une adresse et le site se charge de calculer la distance de marche par rapport \u00e0 13 unit\u00e9s. Mais il ne s\u2019int\u00e9resse pas aux m\u00e9tros ou lignes d\u2019autobus.<\/p>\n<p>On obtient alors une valeur entre 0 \u00e0 100 symbolisant les distances de marche s\u00e9parant une adresse donn\u00e9e de ces diff\u00e9rents emplacements.<\/p>\n<p>Plus la mesure est proche de 100, plus la propri\u00e9t\u00e9 est \u00e0 une distance raisonnable des principaux services et plus elle prend de la valeur. \u00c0 titre d\u2019exemple, le Plateau-Mont-Royal a un indice Walk Score de 98 et Hochelaga-Maisonneuve de 88.<\/p>\n<p><strong>Impact du Walk Score sur les prix des maisons et des copropri\u00e9t\u00e9s<\/strong><\/p>\n<p>Dans une r\u00e9cente <a href=\"http:\/\/www.fciq.ca\/pdf\/mot_economiste\/me_102015_fr.pdf\" target=\"_blank\">\u00e9tude<\/a>, La <a href=\"http:\/\/www.fciq.ca\/\" target=\"_blank\">F\u00e9d\u00e9ration des Chambres immobili\u00e8res du Qu\u00e9bec<\/a> s\u2019est int\u00e9ress\u00e9e aux cotes du Walk Score dans trois r\u00e9gions M\u00e9tropolitaines de Recensement (RMR): Montr\u00e9al, Qu\u00e9bec et Gatineau. L\u2019<a href=\"http:\/\/www.fciq.ca\/pdf\/mot_economiste\/me_102015_fr.pdf\" target=\"_blank\">analyse<\/a> r\u00e9v\u00e8le que quelle que soit la r\u00e9gion, les copropri\u00e9t\u00e9s ont une valeur Walk Score plus \u00e9lev\u00e9e que les propri\u00e9t\u00e9s unifamiliales.<\/p>\n<p>La m\u00eame <a href=\"http:\/\/www.fciq.ca\/pdf\/mot_economiste\/me_102015_fr.pdf\" target=\"_blank\">\u00e9tude<\/a> met \u00e9galement en \u00e9vidence la corr\u00e9lation entre le prix \u00e9lev\u00e9 de l\u2019immobilier et la proximit\u00e9 pi\u00e9tonne des commerces. L\u2019impact est d\u2019autant plus significatif si l\u2019on se situe dans la r\u00e9gion de Montr\u00e9al avec une hausse de prix de \u00e0 0,21% sur la copropri\u00e9t\u00e9. Ainsi, un Walks Score \u00e9lev\u00e9 donne de la valeur \u00e0 une propri\u00e9t\u00e9, et ce davantage si l\u2019on se trouve \u00e0 Montr\u00e9al plut\u00f4t qu\u2019\u00e0 Qu\u00e9bec ou Gatineau.<\/p>\n<p><strong>Bike Score<\/strong><\/p>\n<p>Il est aussi possible de calculer le Bike Score, \u00e0 savoir la cote pour l\u2019accessibilit\u00e9 cycliste.
