Ce genre de r\u00e9novation est de plus en plus courante et avant de se lancer dans des travaux fastidieux, il est bon de savoir \u00e0 quoi s\u2019attendre.<\/p>\n<p><em>Le zonage<\/em><\/p>\n<p>Bien que la plupart des quartiers centraux de Montr\u00e9al l\u2019autorise, certains arrondissements r\u00e9glementent les constructions d\u2019agrandissement. L\u2019<a href=\"https:\/\/www.facebook.com\/leplateaumontroyal\/?fref=ts\" target=\"_blank\">arrondissement du Plateau Mont-Royal<\/a> par exemple applique une taxe \u00e9quivalente \u00e0 10% de la valeur du terrain. Pour une propri\u00e9t\u00e9 de 150 000$, \u00a015 000$ doivent ainsi \u00eatre revers\u00e9s \u00e0 l\u2019arrondissement.<\/p>\n<p><em>Les co\u00fbts<\/em><\/p>\n<p>Selon l\u2019architecte <a href=\"http:\/\/www.guideperrier.com\/\">Yves Perrier<\/a>, il faut pr\u00e9voir un montant de 175$\/pc pour l\u2019ajout d\u2019un \u00e9tage. Cette valeur subjective peut cependant grimper jusqu\u2019\u00e0 200$\/pc selon le type de travaux \u00e0 effectuer.<\/p>\n<p>Que ce soit l\u2019ajout d\u2019un \u00e9tage ou l\u2019am\u00e9nagement du sous-sol, un agrandissement est toujours un investissement dispendieux. Le point positif est que les frais des travaux seront \u00e0 coup s\u00fbr retourn\u00e9s au moment de la revente car\u00a0de tels changements augmentent la valeur de votre propri\u00e9t\u00e9.<\/p>\n<p>Par ailleurs, bien plus que de simples travaux d\u2019agrandissement, ce sont de v\u00e9ritables vitrines pour les architectes qui peuvent mettre leur expertise au profit de l\u2019am\u00e9lioration du mode de vie des propri\u00e9taires. Cet investissement massif en vaut donc la peine non seulement pour sa rentabilit\u00e9 mais \u00e9galement pour la cr\u00e9ation d\u2019un nouvel espace de vie que la famille actuelle peut appr\u00e9cier et dont les propri\u00e9taires futurs pourront b\u00e9n\u00e9ficier.<\/p>\n<p>Bien souvent, les travaux d\u2019agrandissement sont envisag\u00e9s lorsque la famille s\u2019\u00e9largit. Les prix du march\u00e9 de l\u2019immobilier freinent les familles \u00e0 investir dans une nouvelle propri\u00e9t\u00e9 plus grande. La solution logique est alors de prolonger d\u2019un \u00e9tage ou d\u2019am\u00e9nager le sous-sol. La preuve que cet investissement de taille est avantageuse, nombreuses sont les familles \u00e0 avoir effectu\u00e9 ces travaux et \u00e0 habiter encore la m\u00eame maison!<\/p>\n<p><strong>Entre ajouter un \u00e9tage ou creuser le sous-sol, il n\u2019y a pas un agrandissement meilleur que l\u2019autre. Tout d\u00e9pend des besoins de chacun. Dans les deux cas, le conseille ultime serait de favoriser l\u2019entr\u00e9e de lumi\u00e8re, de profiter des travaux pour ouvrir les espaces faire rentrer le plus de lumi\u00e8re naturelle possible.
