Combinez \u00e0 cette analyse le <a href=\"http:\/\/www.lapresse.ca\/multimedias\/la-generation-y-dans-le-grand-montreal\/\" target=\"_blank\">dossier de La Presse<\/a> sur le poids de cette tranche d\u2019\u00e2ge dans le Grand Montr\u00e9al, et vous avez une petite id\u00e9e de l\u2019orientation du march\u00e9 de l\u2019immobilier \u00e0 Montr\u00e9al!<\/p>\n<p><i>Le poids de la g\u00e9n\u00e9ration Y dans le Grand Montr\u00e9al<\/i><\/p>\n<p>Selon l\u2019\u00e9tude d\u2019<a href=\"http:\/\/www.optimarketing.com\/\" target=\"_blank\">Optima Marketing<\/a>, parmi les 1.2 millions de jeunes Y qui vont vouloir acqu\u00e9rir d\u2019ici 2021 des propri\u00e9t\u00e9s, la moiti\u00e9 d\u2019entre eux souhaitent habiter dans les quartiers centraux de l\u2019\u00eele de Montr\u00e9al.<br \/>\nIl s\u2019agit d\u2019un v\u00e9ritable changement dans le secteur de l\u2019immobilier puisqu\u2019il y a quelques ann\u00e9es, le mouvement massif des jeunes se dirigeait plut\u00f4t vers les banlieues. Cette constatation confirme l\u2019id\u00e9e d\u2019un nouveau centre-ville de Montr\u00e9al, en surconstruction pour r\u00e9pondre \u00e0 la demande de plus en plus accrue d\u2019investissements immobiliers dans le Grand Montr\u00e9al.<\/p>\n<p><em>Les jeunes savent-ils comment acc\u00e9der rapidement et \u00e9conomiquement \u00e0 une propri\u00e9t\u00e9?<\/em><\/p>\n<p>Le sondage r\u00e9alis\u00e9 par la banque Toronto-Dominion aupr\u00e8s des jeunes de la g\u00e9n\u00e9ration Y porte \u00e0 croire que non! En effet, 55% de ces derniers ignorent qu\u2019il existe un syst\u00e8me \u00e9conomique et rapide permettant d\u2019acheter une propri\u00e9t\u00e9: le <a href=\"http:\/\/www.cra-arc.gc.ca\/rap\/\" target=\"_blank\">programme\u00a0<\/a><a href=\"http:\/\/www.cra-arc.gc.ca\/rap\/\" target=\"_blank\">RAP<\/a> (R\u00e9gime d\u2019Accession \u00e0 la Propri\u00e9t\u00e9).<\/p>\n<p>Mis au point par le gouvernement f\u00e9d\u00e9ral il y a 25 ans, le <a href=\"http:\/\/www.cra-arc.gc.ca\/rap\/\" target=\"_blank\">RAP<\/a>, bien que fort utile, est donc encore m\u00e9connu.<br \/>\nSi vous cotisez au <a href=\"http:\/\/www.cra-arc.gc.ca\/tx\/ndvdls\/tpcs\/rrsp-reer\/rrsps-fra.html\" target=\"_blank\">REER<\/a>, le RAP permet de retirer jusqu\u2019\u00e0 25 000$\u00a0et de s\u2019en servir comme mise de fonds pour acc\u00e9der \u00e0 une propri\u00e9t\u00e9, et ce sans devoir payer l\u2019imp\u00f4t sur les montants \u00e9conomis\u00e9s. Le total utilis\u00e9 pour la mise de fonds devra ensuite \u00eatre rembours\u00e9 \u00e0 raison de 1 000$ par ann\u00e9e. Il s\u2019agit l\u00e0 d\u2019un moyen facile de faire une \u00e9conomie forc\u00e9e, profitable et instantan\u00e9e, car elle sert \u00e0 investir dans une future propri\u00e9t\u00e9!<\/p>\n<p>Le syst\u00e8me pr\u00eat-RAP est une autre fonction pratique du RAP. Encore plus rapide que le RAP standard, il consiste \u00e0 emprunter un certain montant \u00e0 la banque et le mettre de c\u00f4t\u00e9 dans un compte pour une dur\u00e9e de\u00a090 jours. Gr\u00e2ce \u00e0 cette somme, vous allez b\u00e9n\u00e9ficier d\u2019un retour d\u2019imp\u00f4t que vous utiliserez alors comme mise de fonds.
