L\u2019\u00e9conomiste en chef Paul Cardinal y a vulgaris\u00e9 l\u2019historique du march\u00e9 de l\u2019immobilier au Qu\u00e9bec et a pr\u00e9sent\u00e9 les pr\u00e9visions pour 2016.<\/strong><\/p>\n<p>Les pronostics sur le march\u00e9 de l\u2019immobilier \u00e0 Montr\u00e9al pr\u00e9voient une hausse des transactions de 3% et une augmentation des prix variant de 0,5 \u00e0 2% selon les \u00e9conomistes.\u00a0<strong>Le march\u00e9 de l\u2019immobilier \u00e0 Montr\u00e9al a b\u00e9n\u00e9fici\u00e9 de belles ann\u00e9es avec un taux d\u2019int\u00e9r\u00eat tr\u00e8s bas. Depuis ces deux derni\u00e8res ann\u00e9es, on parle d\u2019un atterrissage en douceur du march\u00e9 gr\u00e2ce au taux d\u2019int\u00e9r\u00eat toujours bas et gr\u00e2ce \u00e0 l\u2019<a href=\"https:\/\/www.desjardins.com\/a-propos\/etudes-economiques\/conjoncture-quebec-ontario\/indice-abordabilite-desjardins\/\" target=\"_blank\">indice d\u2019abordabilit\u00e9<\/a> de la propri\u00e9t\u00e9 qui n\u2019a jamais \u00e9t\u00e9 aussi profitable. En effet, aujourd\u2019hui, le prix d\u2019une maison avec un tel taux d\u2019int\u00e9r\u00eat est \u00e9quivalent au prix d\u2019une maison dans les ann\u00e9e 80!<\/strong><\/p>\n<p><i><strong>L\u2019accessibilit\u00e9 \u00e0 la propri\u00e9t\u00e9<\/strong><br \/>\n<\/i>Estimant la capacit\u00e9 des m\u00e9nages \u00e0 acqu\u00e9rir une propri\u00e9t\u00e9 et \u00e0 en assumer les co\u00fbts, l\u2019indice d\u2019abordabilit\u00e9 se calcule comme suit: (montant mensuel de l\u2019hypoth\u00e8que)\u2797(revenu disponible).<br \/>\n\u00c0 Vancouver, cette valeur est de 62%, c\u2019est-\u00e0-dire que sur 100$ du revenu des m\u00e9nages, 62$ sert \u00e0 rembourser l\u2019hypoth\u00e8que.<br \/>\n\u00c0 Montr\u00e9al, cet indice est stable depuis 35 ans et est \u00e9gal \u00e0 27%, montrant ainsi l\u2019accessibilit\u00e9 de l\u2019immobilier \u00e0 Montr\u00e9al en comparaison \u00e0 Vancouver ou d\u2019autres grandes m\u00e9tropoles o\u00f9 cette grandeur est largement sup\u00e9rieure.<\/p>\n<p><strong><i>Foisonnement des condominiums \u00e0 Montr\u00e9al<br \/>\n<\/i><\/strong>Le centre-ville de Montr\u00e9al est souvent critiqu\u00e9 pour l\u2019apparition r\u00e9guli\u00e8re de nouvelles constructions de condominiums. Or il semblerait que cette abondance fasse simple r\u00e9ponse \u00e0 la demande grandissante d\u2019achat de condos dans ce quartier pr\u00e9cis de la ville. Selon une \u00e9tude du <a href=\"http:\/\/www.groupealtus.com\/\" target=\"_blank\">groupe Altus<\/a>, 45% des condos non construits sont vendus en pr\u00e9vente, 75% des condos en cours de construction sont vendus et 82% de ceux d\u00e9j\u00e0 b\u00e2tis sont vendus.<br \/>\nEn banlieue, ces chiffres sont moindres, 64% des immeubles d\u00e9j\u00e0 construits sont vendus, d\u2019o\u00f9 la profusion de chantiers de construction de condos r\u00e9sidentiels dans le centre-ville de Montr\u00e9al.\u00a0<strong>C\u2019est aussi la raison pour laquelle les vendeurs de condominiums en dehors du centre-ville ont tout int\u00e9r\u00eat \u00e0 offrir des prix comp\u00e9titifs. Les acheteurs int\u00e9ress\u00e9s sont de plus en plus pointilleux et ont tendance \u00e0 comparer les condos entre eux. \u00a0<\/strong><\/p>\n<p><strong>En revanche, certains chiffres du march\u00e9 de l\u2019immobilier restent sp\u00e9culatifs et de nombreuses questions sont encore sans r\u00e9ponses. Par exemple, quelle est la proportion lou\u00e9e de ces condos?
